You ever find yourself wondering how specialty stores survive? It was strange before internet commerce and it's especially confusing now. 20 years ago a store opened up near me that specializes in house lighting, like chandeliers and light bulbs and other related things. How does it make enough money to stay open? It has to pay rent and pay workers and other related expenses, yet it's still there.
What a mystery...

A lot of stores are going out of business at least in my area "thanks" to amazon and internet commerce, which is a big fat sucks don't it.

I'm not exactly sure, but aren't a lot of them either family owned or sell stuff at exorbitant prices such that they don't need to be selling their whole inventory all the time?

and as vacancies rise the value of the land will drop. So supply and demand will equal it out. The people losing money would be landlords.

I used to live close to a shop called "The Small Shelf Store". They sold extremely simple but absurdly highly priced shelves. I find it insane that anyone would buy one let alone it being a lucrative business. Pictured shelf is apparently worth at least 200€.

I have a store like this nearby that sells lamps. Just lamps. I never ever see any customers for it but it has kept the lights on for at least a decade.

I suspect it to be in order of likelyhood:

A. - money laundering op
B. - intelligence safehouse
C. - some sort of ghost building like in those Calgary Gideon Keys stories
